Client context
Traditional Spanish real estate transactions heavily favored brick-and-mortar agencies charging high percentage-based commissions (typically 3% to 5% of a home's final sale price). Propertista pioneered a flat-fee (€895) online agency model that provided sellers with professional photography, accurate pricing, multi-channel marketing, and legal support without taking a cut of home equity.
The challenge
Operating on a low flat-fee margin required extreme operational efficiency. Tasks traditionally handled manually by estate agents — property pricing, multi-channel marketing, filtering buyer inquiries, and drafting legally binding contracts — had to be automated end-to-end without compromising legal validity or user trust.

The solution
Automated Multi-Portal Syndication Pipeline
We engineered an integration engine that transforms a single property submission into XML and REST payloads formatted for over 100 national and international real estate portals (including Idealista, Fotocasa, and Habitaclia). Listing status, price updates, and media changes automatically synchronize across all portals in real time.
Algorithmic Property Valuation Engine
To set accurate listing prices without costly home visits, we built an automated comparative market analysis (CMA) tool. By pulling regional transaction data and local property metrics, the engine provides home sellers with realistic valuation estimates before going live.
Automated Buyer Filtering & Contract Generation
We developed an inquiry management workflow that screens buyer interest before passing requests to sellers, preventing spam while organizing viewing schedules. Upon agreement, the system populates standardized Spanish real estate purchase contracts (Arras) tailored to local property laws.

Cost-optimized serverless syndication architecture
To support the platform's €895 fixed price tag, infrastructure costs had to stay minimal. We implemented asynchronous serverless workers to handle heavy XML feed transformations and image optimizations. This kept operating costs flat even as syndication volume scaled to thousands of external portal updates daily.
Decoupled contract rendering engine
Legal real estate documents require strict formatting. We built a dedicated microservice that maps dynamic deal terms directly into standardized, legally vetted PDF templates, ensuring fast rendering speeds and audit compliance without tying down main web application threads.
Results
Propertista successfully validated flat-fee PropTech in Spain, selling over 200 homes and saving clients more than €1.5 million in agency fees while achieving 50% month-over-month growth during its funding round.
