Client context

Century 21 is one of the world's premier real estate franchise brands. In Germany, the network operates through dozens of independently owned agency offices. To stay competitive, each office needed a modern digital presence — complete with custom branding, localized property listings, dedicated lead capture forms, and local marketing tools.

However, forcing each franchisee to build or license independent software led to fragmented brand quality, security vulnerabilities, and zero data visibility for franchise leadership. Century 21 Germany needed a unified technology platform that delivered local autonomy to agency owners while preserving enterprise control at the corporate level.

The challenge

Engineering a multi-tenant franchise platform required solving two major structural challenges:

  • Strict Tenant Data Partitioning: Independent agency owners are competitors in adjacent territories. A fundamental requirement was absolute lead and client data isolation — guaranteeing that Office A could never access or view property leads belonging to Office B.
  • Dynamic Branding & Domain Orchestration: The platform had to provision personalized subdomains (e.g., munich.century21.de), custom color schemes, localized hero media, and agency-specific staff profiles automatically upon onboarding, without requiring code deployments.

Elementica was selected as the sole technical partner to design and build the multi-tenant architecture from the ground up. We engineered the backend database schemas, dynamic DNS routing logic, per-office CRM systems, localized campaign tools, and central corporate oversight portals.

The solution

Dynamic Subdomain Routing & Branded Storefronts

We engineered a dynamic frontend rendering layer paired with AWS Route53 and CloudFront. When a request hits a regional subdomain, the Node.js API gateway resolves the tenant context in real time, serving office-specific branding, property inventory, local agent directories, and localized lead forms from a single unified codebase.

Per-Tenant CRM & Lead Routing Engine

We built an integrated CRM module directly into the franchisee portal. When a prospective buyer submits an inquiry on a local office page, the lead is immediately routed into that specific office's isolated CRM pipeline. Automated email and SMS notifications alert local agents, while maintaining complete privacy from neighboring franchise offices.

Automated Local Marketing Campaign Engine

To eliminate manual marketing tasks for franchise owners, we developed an automated campaign module. Agency staff can generate property brochures, launch localized email marketing blasts, and syndicate listings to major German real estate portals (such as ImmoScout24) directly from their dashboard with a single click.

Engineering decisions that mattered

PostgreSQL schema-based tenant isolation from Day One

Instead of using fragile application-level filter logic (e.g., WHERE tenant_id = X), we implemented schema-level data separation in PostgreSQL combined with Row-Level Security (RLS). This structural enforcement guarantees that queries executed within an agency's context physically cannot access another tenant's rows, eliminating the risk of cross-office data leaks during API calls.

Unified platform architecture over custom software forks

When expanding franchise networks, the temptation is to fork codebases to meet specific office customization requests. We strictly enforced a single-codebase, configuration-driven multi-tenant architecture. Every customization — from branding colors to feature access — is handled via dynamic tenant configurations stored in Redis, keeping platform updates simple across the entire network.

Century 21 Germany successfully streamlined its digital operations, onboarding new franchise offices onto shared enterprise infrastructure within minutes. Independent office owners gained powerful, automated marketing and CRM tools under their own local branding, while corporate leadership secured full network visibility through aggregated performance analytics.

Product evolution

The multi-tenant architecture continues to support Century 21 Germany's expansion. The current roadmap includes integrating automated property valuation algorithms, virtual 3D tour hosting, and direct AI-powered lead qualification for local offices.
